#NavigatingThroughDivorce: A Meetup For Women By Women

Besides real estate, another passion of mine is helping other women navigate through divorce especially when they are going through a difficult one. This is why I’ve organized Navigating Through Divorce, a meetup group for women who are looking for a safe space to talk about divorce. I spoke to an amazing group of professional women who are known experts in their fields to ask them if they would help me facilitate this meetup. They were ecstatic about the idea and were thrilled to be a part of the meetup as speakers and experts. Here are the three women who would facilitate this meetup with me: 


To be honest, at first, I didn’t know what to expect. Divorce can be a difficult topic to talk about and I wasn’t sure how well the public was going to respond to a meetup that focuses on it. But when I launched the meetup, I’m glad with the response we’ve received so far. As of writing, we have 24 members! And for our first meetup, we have 13 members who have RSVP-ed to attend. We have 20 seats available for the meetup so if you are looking to get some insights into the real estate, legal and financial aspects of divorce, please RSVP here to reserve a seat.

5 Home Staging Tips for Vancouver’s Fall Real Estate Market

Fall is definitely here as the temperature drops and the foliage turns amber. There’s a lot of misconceptions associated with selling a property during this season - with some believing it’s not the season to sell but we beg to differ! In fact, this could actually be the perfect time to enter the real estate market for you.


It’s the season to make your prospective home buyers fall for your home. But how do you do that? Through preparing your home for the sale and properly staging your home for open houses. Here are 5 tips that you could refer to when staging your home for this season’s real estate market:

1. Deep Clean

The feedback you never want to get from potential buyers is having a messy home. Most of them have critical eyes, so be prepared. Here are some of the things to put in your checklist:


  • Declutter

Pack all the things that you don’t want potential buyers to see such as personal items, old magazines, worn-out rug, your Tupperware or ref magnet collection.

  • Clean everything

Follow the top-to-bottom, left-to-right rule for cleaning each room so no surface is overlooked. Wash the window sills and screens, dust the light fixtures and ceiling fans, fireplace, furnace filter, cabinets and so on. Give major attention to the kitchen and bathrooms. Scrub countertops, sinks, and faucets. Remove mildew stains from shower doors, shower curtains and grout between tiles. If this is something that you can’t DIY, we have a trusted list of contacts that can do this for you. Just give us a shout!

  • Examine the walls and floor

Check for chipping, peeling, or deteriorating paint. Make sure there are no broken ceramic tiles or stained vinyl floor. Have someone fix the affected areas, you do not want this to turn your potential buyers away.

2.  Go minimalist

Embrace the season by putting up decorations while keeping it to a minimum. Think: Less is more. Incorporating irrelevant design elements can give a bad impression to your potential home buyers. Remember, give them a memorable time by presenting an idea on how they may decorate once they own the house.


Here are a couple of decoration pieces you might want to consider:


Living Room

  • DIY pinecone crafts like a large door wreath

  • A vase of flowers or dried wheat bouquet

  • Wood in the fireplace

  • Decorative candles, incense and other oils like vanilla or apple cinnamon

  • A neutral patterned throw which can be at the side of the couch or draped over the back



Kitchen

  • Add a touch of warmth by using vintage containers

  • Kitchen towels with a nice pop of seasonal color

  • Print some fall-related quotes and put it in a nice frame

  • Leave some cookies or pumpkin muffins along with some pumpkin spice latte or coffee for your prospective home buyers to enjoy.



Bedrooms

  • Choose fall patterns for the beddings and pillowcases

  • Add an oversized, chunky knit wool throw onto your bed

  • A lantern bedside with some scented candles and an interesting book

  • A few eye-catching decors such as wood materials or dried branches.



Dining Room

  • Use a nice fall-themed table runner

  • Use pumpkins, dried leaves or maybe a hydrangea with a rustic lantern as a centerpiece

  • Lay down white dishes and a couple of wine glasses. Try to create DIY napkin rings made of dried twigs for a creative touch



Bathroom

  • Add some fall-themed towels

  • Light a couple of pumpkin spice scented candles or incense

  • Place an anti-slip fall-themed doormat

3. Stick with fall colors

A great way to bring a touch of fall into your home is by playing with fall colors. Neutralizing your home palette is recommended then accent it with some warmer hues such as brown, dark red, burnt orange, dark green, yellow and gold.


4. Make sure every room is well-lit

As we all know, well-lit rooms look larger and absolutely look welcoming. Keep the accent lights on for all of your showings but don’t take natural light for granted, let in as much natural light as you can when you're having showings during the daytime. Light the candles or the fireplace to set the mood.


5. Don’t forget to maintain your landscape

Curb appeal is as important as how your house’s interiors look like for prospective buyers. Thus, make sure your yard is attractive and well kept. For your front porch, you can put some candle lanterns and potted mums. A nice fall-themed doormat will also be a nice touch.
